Stop guessing what to fix: let impact scores decide

Every property has a mental list of its problems, usually shaped by the most recent angry review or the GM's personal peeve. The reviews themselves tell a different story, if you weight them properly.

The trap of the loudest complaint

A brutal one star review about a broken elevator sticks in memory. But if the elevator appears in two reviews a year while "slow breakfast service" appears in forty, the breakfast line is costing you more score, more rebookings and more revenue, even though each individual mention is milder.

What an impact score is

For each topic guests mention, compare the average rating of reviews mentioning it against your overall average, then weight by how often it appears. The result is a signed number: this topic is adding 0.15 points to your rating, that one is costing 0.32. Suddenly the priority list writes itself.

Two useful patterns fall out immediately:

  • High volume, slightly negative topics are your goldmines. Small operational fixes multiplied across many mentions.
  • Low volume, extremely negative topics are your tail risks. Rare, but each occurrence is a public disaster; they need process safeguards rather than daily attention.

Close the loop

Pick the single biggest drag. Fix the operation behind it. Then watch the same number for the next sixty days: the topic's positivity should climb and its impact should trend toward zero. That closed loop, measure, fix, re measure, is the entire discipline of review driven operations. Everything else is commentary.
